Masterplanning and Architecture

A residential development located on a constrained patch of brownfield land, which maximises on the site’s orientation and topography. Although the site is small, unusually shaped, slopes 7m and has one restricted access point, the site’s design carefully utilises every meter to achieve a well-rounded, sustainable living environment which maximises output for the developer.

​

The development includes a mix of 1 to 4 bedroom homes, all with private gardens, south-facing terraces, and solar panels. The open-plan living spaces take full advantage of views over the Tyne, while private allotments and extensive live/work facilities offer a flexible, modern lifestyle that features a greater connection to nature. A community space and cohousing amenities, along with secure parking and landscaped communal areas, foster a strong sense of community.

Permaculture principles guide the landscaping, and planter-lined ramps ensure that the site is fully accessible despite the significant slope. The planters, filled with herbs, not only provide a sensory experience but also serve as a practical resource for residents.

The homes are constructed using structurally insulated panels (SIPs), offering a highly sustainable solution that ensures fast construction times, superior thermal performance, and energy efficiency. Solar panels further enhance the sustainability credentials, contributing to a low-carbon footprint and reducing long-term operational costs for residents.
