Loam Developments is an architect-led developer focused on acquiring and advancing underused sites.

Based in Newcastle upon Tyne, we work primarily across Northern England and the Scottish Borders.
We unlock long-term value through careful strategy, planning intelligence and high-quality design that respects place, landscape and heritage.

Loam was founded on the belief that the best development outcomes emerge when commercial strategy and architectural judgement are aligned from the outset. By combining both disciplines under one roof, we shape clearer strategies, deliver stronger design outcomes and secure greater returns.

Loam works with private landowners, councils and estates to structure and advance development opportunities
Approach
Loam brings together commercial land strategy and design leadership to shape clear, deliverable development proposals.

We structure transparent option, promotion and other creative development structures. These align interests from the outset and reduce risk throughout the planning process.

Our focus is on opportunities where thoughtful development, commercial performance and long-term stewardship can work together.

Opportunities
We are actively seeking sites with development potential and welcome conversations with landowners, estate managers, councils and agents at any scale or planning stage.
This may include brownfield sites, agricultural holdings, estate land, underutilised parcels or existing buildings suitable for redevelopment, conversion or strategic advancement.
We provide clear, no-obligation appraisals and transparent guidance on the most appropriate route forward.
