Mill Restoration 

Holiday Accommodation & Venue

Cole Mill is an evocative restoration project set within a cluster of historic agricultural buildings and an old mill in the Scottish Borders, where Loam was invited to unlock both economic and place-making potential.

Rooted in over a thousand years of history, the mill sits beside a tranquil stream and is framed by the coastal landscape - a setting that inspired a vision for restorative living, community connection, and nature-centred experience.

Our approach transforms this distinctive site into a multi-use destination that balances heritage with contemporary comfort. The proposal reimagines the mill and outbuildings as:

- A thoughtfully designed three-bedroom house with a detached, self-contained annexe;

- A flexible event space capable of hosting wellness retreats, micro-weddings, supper clubs and community gatherings;

- An outdoor kitchen and gathering courtyard that blurs the line between interior and landscape.​

 

Inspired by the natural environment, every intervention champions tranquillity, relaxation and rejuvenation. Through considered design and an eco-conscious ethos, this project not only unlocks rental income potential but also elevates the site as a destination for wellbeing-focused stays and social connection.
